CGA was selected by Cherokee Nation Businesses, LLC to prepare site related engineering services for new mixed-use project in Tahlequah, OK. The site is approximately 154=/- total acres. Engineering services included field investigation, analysis of existing surface conditions, evaluation of design alternatives, and recommended Master Plan for ultimate development. The scope of work incorporated a Master Plan layout and design recommendations for he ultimate built out development and design plans for Phase I. The Master Plan required water and sanitary sewer studies showing existing utility systems capacity for the final built out infrastructure. A master utility plan to service all future development parcels was developed. Phase I included the design and layout for lots on 53 acres of the total development. It included design of internal roads, traffic evaluation, hydrology and hydraulic analysis, submittal for approval with local and federal agencies, and construction administration. Main engineering tasks for Phase I contained the following:
A. Drainage plans for the ultimate development including two drainage detention ponds, complete curb and gutter drainage system. B. Investigation and location of the 100 Year Flood Plain, stormwater best management practices, including a SWPPP (SWP3) report, as well as obtaining local and federal permits. C. Prepare erosion control plan to comply with the City of Tahlequah erosion control requirements. D. Detailed survey at the intersection of the proposed main entry to Hwy 62 & South Ridge Road. E. Phased traffic signal system and future layout of deceleration and acceleration lanes. F. Final grading for Phase I and preliminary grading for the ultimate development. G. Graded surfaces for internal roadways, drives, parking and other critical monuments meeting all ADA requirements. H. Stormwater water and sewer plan and profile drawings. I. Design lots for future construction. J. Prepare and submit preliminary and final plats, including topographic survey, as required for subdivision plan submittals to the City of Tahlequah and Cherokee County. K. Submit plans for local agency review and obtain approval for construction. Due to the complexity of the project, coordination with multiple agencies was required. These agencies included: ODOT, ODEQ, Cherokee County, City of Tahlequah, Tahlequah Public Works Authority and other private utility corporations. A Engineers estimated construction cost for Phase I construction was calculated for a lump sum cost with the following pay items: paving, utilities, earthwork, storm sewer, and mass grading for the overall property area. Construction administration for Phase I involved review of bids of infrastructure work, review submittals and respond to contractor RFI's, provide bi-weekly site observations/meetings and review and approve monthly pay requests. |
