The Grimes Heights Subdivision was originally platted in 1946 and was not serviced by a sewer system. As part of public policy, the City of Tulsa, through the Tulsa Metropolitan Utility Authority, will provide sewer service for unsewered areas by petition. The petitions require at least 50% of the home owners to request the improvement and pledge to donate sewer easements. CGA Engineers was selected to provide planning and design services for providing sewer service for the Grimes Heights Subdivision.
The first phase of the project was to evaluate alternates for providing the sewer mains. Over the years, new subdivisions have been added adjacent to the Grimes Heights subdivision. Most of these subdivisions included sewer service. CGA Engineers prepared a conceptual design report outlining the possible means of typing Grimes Heights into the existing sewer systems operated by the City of Tulsa. The conceptual design report identified 6 possible combinations of alignments to service the project area. With coordination of the city of Tulsa's staff, the best alternatives was selected based on initial cost, maintenance cost, and future extensions for other unsewered areas. Once the preferred alternate was determined, the project proceeded into the design phase. First, the area was surveyed. This included both topographic surveys for design and boundary surveys for writing and acquiring the necessary easements for the construction of the sewer mains. Then, the preliminary plans were prepared and from these plans the easements were written. In a negotiation process, the alignments were adjusted based on the ability to acquire easement by donations. The the final construction documents were prepared. The project also included a bid alternate to remove an existing lift station and tie by gravity to Line B of the proposed system. The following are highlights for the project:
